Commercial ISistricts are divided into three <br />classifications: <br />1. C-3, Light Commercial. <br />2. C-4, Heavy Commercial. <br />3. C-5, Industrial. <br />4.2 Ci,ASSHI'lt+ CATgm1~1S EbI+I+)Q~I9 <br />A. C-3 Light Commercial. A district zoned C-3 is a lot upon which a commercial <br />operation maybe conducted provided that: <br />1. General Use. Such Districts shall be restricted to such uses as offices, retail <br />stores and indoor restaurants requiring less than 50 parking spaces. <br />2. Screening. All commercial activity, storage, trash, and associated operations <br />ate completely screened or take place within the principal structure occupying the <br />lot. <br />3. Indoor. No customer services maybe provided outside a structure except <br />alfresco dining. <br />4. Trip Generation. Traffic generated by C3 commercial uses shall not exceed <br />any of the following peak hour traffic counts: <br />Left Tum In-10/hr peak <br />Right Tum In - 25/lu• peak <br />Right Turn Out 50/hr peak <br />B. C-4 I3eavy Commercial. <br />1. General Usa. A district zoned C-4 may be used for any commercial activity <br />except C-5 Industrial, and shall include drive-in or drive thru restaurants, other <br />drive-in services and retail or office operations that require S 1 oz more parking <br />spaces. <br />2. Buffers and Screens. All C-4 uses shall provide for buffering and screening as <br />set forth elsewhere in these Regulations. However, where C4 lands akeady exist <br />adjacent to residential lands, Buffer and Screen requirements shall be the same as <br />would be required of C4 lands adjacent to Forestry zones. <br />Gilpin County Zoning Regulations 34 <br />
