1. A structure ar structures containing any number of dwellings. <br />E. Uses Pemutted in all Residential Districts. The following uses aze permitted in <br />all Residential districts: <br />1. A public pazk, non-commercial playground, and other non-commercial <br />recreational uses. <br />2. Residential.-based business as defined in Section 2.7 of this zoning <br />regulation. <br />3. A telephone exchange, electric substation including electric <br />tra*+smiccion and distribution lines of less than seventy (70) KV capacity, <br />or gas regulator station including low pressure gas transmission lines <br />where no public business office or repair or storage facilities aze <br />main ained. <br />4. A water storage facility, including a reservoir or tank set directly on or <br />in the earth, of less than fifteen (15) acre-feet capacity, walls, filter beds, <br />and irrigation canals. <br />5. Other uses no more detrimental to the higtrest and best uses of the land <br />specified for each Residential district may be allowed as a special use and <br />after compliance with the requirements of Section 6.1 of this zoning <br />regulation. <br />2.3 Mnniffin~al~ot Size <br />The minimum permitted lot sizes shall be as follows: <br />A. R-E. Seven (7) acres and above. <br />B. R-1. Five (5) acres. <br />C. R-Z. T..ree (3) acres. <br />D. R-3. A parcel of sufficient size so that the open space area of the site <br />exceeds fifteen hundred (1,500) squaze feet per duple$ or triplex dwelling <br />unit. Open space is defined as any area not occupied by structures, pazking <br />area, utility installations, sidewalks, roads and drives, and barriers as required <br />in Section IX. . <br />Gilpin County Zoning Regulations 28 <br />
