Immediate icinit:y: In order <br />to evaluate tl,e land use impacts of tl,e proposed sa extraction opera- <br />tion, consideration s},ould be given to tl,e land use cl,aract:eristics of <br />U,e neig},borl,ood in t.},e immediate vicinity of t},e pr osed sandpit. Tf,e <br />proposed operation world be in t},e floodplain of tl, Animas River. To <br />the north and northeast of the cite is the Simmon pzeperty, with a <br />residence about 1,600 feet east of the site. To tl a northwest is tl,e <br />St.. Clair property on wl,icl, is located tl,e Val-Air acing Club Glider- <br />port and Air Strip. T},P Gliderport hanger is ~bou 2,400 feet to tl,e <br />northwest of tl,e site. To t.l,e east of tl,e site acr s tl,e Animas River <br />is located, in addition to tl,e Simmons property, tf, parcel of Richard <br />Cooper wl,icl, l,as no residence on it. Also on t},e ast, t},e Deaderick <br />property has a residence located on it, w},ich is ab nt 2,000 feet from <br />t.},e proposed site; tl,e Davis property l.as a resid ce on it whicl, is <br />about 2,300 feet from t},e proposed site; and tl,e wa ler property which <br />},as a residence is located about ?.,200 feet from tl, proposed site. To <br />tl,e sour}, of t},e site is tl,e Jo},nson parcel whicl, ]:a no residence on it <br />and t},e United ~onstniction property w},ic1, },as a 40 permitted extrac- <br />tio:: and fill operation, but no reside:ce located on it. To t},e west of <br />the site across U. S. Hwy. 550 is the DiFerdinandoparcel which has a <br />residence about 2,100 feet from the proposed site; a.,{[Fd the Hansen pro- <br />perty which l,as a residence located about 2,000 fee from t},e proposed <br />site. i <br />It therefore appe..ars that the character of thr neighborhood in the <br />immediate vicinity is predominantly residential as there are several <br />single-family residences located from about one-quay er to one-half mile <br />away from tl,e site, wit}i some extractive activity on the United Con- <br />struction parcel and tl,e Gliderport operation to t},e north. <br />2. Visual Impacts: Tl,e aspects of tl,e prop ed operation wl,ict, <br />would be visible, on a regular basis, from those residences in the <br />immediate vicinity, wl,icl, are from one-quarter to ne-half mile away, <br />would be limited to t},e extraction from 1-l,e sand b r by the front.-end <br />loader, and t1,e loading of tl,e extracted sand onto d5 mp trucks, Tl,ese <br />
