' b) Care of J.eased Premises. Lessee agrees <br /> at all tines [o k_ep tl:e Leased Premises in a safe, clean <br /> and sanitary condition and free and clear of all debris and <br />~~ such ocher material as might tend to increase the~risk of <br />• casualty or give the Leased Premises an untidy appearance. <br /> c) Charges and Taxes. Lessee shall pay all <br /> charges for electricity, gas and water used by Lessee on <br /> the Leased Premises. Lessee also agrees to pay, or cause to <br /> be paid, before the same shall become delinquent, all taxes <br /> and assessments of every nature that may be levied or assessed <br /> upon the Leased Premises and any buildings or improvements <br /> erected or placed thereon by the Lessee. In the event the <br /> taxing authorities shall fail or refuse to assess the Leased <br /> Premises and such buildings and improvements in the name oP <br /> the Lessee, or shall render tax statements for the Land and <br /> the buildings and improvements in the name of the Lessor, <br /> then the Lessor shall pay the said taxes and assessmen*_s <br /> before the same become delinquent, and the Lessee agrees to <br /> reimburse the Lessor for the full amount of such taxes and <br /> assessments levied and paid with respect to the Leased <br /> Premises and such buildings and improvements within thirty <br /> days after receipt of a bill therefor.. <br /> d) Laws and Regulations. Lessee agrees, <br /> without cost to Lessor, to comply with all laws, rules, reg- <br /> ulations and ordinances affecting the Leased Premises and <br />Lessee's operations thereon or with relation thereto, <br />including but not limited to all reclamation requirements. <br />Lessee shall, in addition to any legal requirements, adequately <br />fence any improvements, other structures or workings on the <br />Leased Premises which might constitute safety hazards. <br />e) Assignment of Railroad Lease. Lessee is <br />the lessee of the railroad siding and other described real <br />property which are adjacent to the Leased Premises under a <br />lease granted by the Denver 6 Rio Grande l4estern Railroad <br />Company (the "Railroad Lease"). Lessee here /~f~Q reel that <br />if it determines to surrender, terminate, ~~~6%a6a of not <br />to extend the Railroad Lease, it shall tender an assiynment <br />~~ of the Railroad Lease to Lessor, aC no rose or expense to <br />Lessor. <br />
