' b) Care of J.eased Premises. Lessee agrees at all tines [o k_ep tl:e Leased Premises in a safe, clean and sanitary condition and free and clear of all debris and ~~ such ocher material as might tend to increase the~risk of • casualty or give the Leased Premises an untidy appearance. c) Charges and Taxes. Lessee shall pay all charges for electricity, gas and water used by Lessee on the Leased Premises. Lessee also agrees to pay, or cause to be paid, before the same shall become delinquent, all taxes and assessments of every nature that may be levied or assessed upon the Leased Premises and any buildings or improvements erected or placed thereon by the Lessee. In the event the taxing authorities shall fail or refuse to assess the Leased Premises and such buildings and improvements in the name oP the Lessee, or shall render tax statements for the Land and the buildings and improvements in the name of the Lessor, then the Lessor shall pay the said taxes and assessmen*_s before the same become delinquent, and the Lessee agrees to reimburse the Lessor for the full amount of such taxes and assessments levied and paid with respect to the Leased Premises and such buildings and improvements within thirty days after receipt of a bill therefor.. d) Laws and Regulations. Lessee agrees, without cost to Lessor, to comply with all laws, rules, reg- ulations and ordinances affecting the Leased Premises and Lessee's operations thereon or with relation thereto, including but not limited to all reclamation requirements. Lessee shall, in addition to any legal requirements, adequately fence any improvements, other structures or workings on the Leased Premises which might constitute safety hazards. e) Assignment of Railroad Lease. Lessee is the lessee of the railroad siding and other described real property which are adjacent to the Leased Premises under a lease granted by the Denver 6 Rio Grande l4estern Railroad Company (the "Railroad Lease").
