• <br />Creek shall pay to Dorchester as rentals for the Leased <br />Premises the sum of $100 per month. Rentals for each calendar <br />month of the term of this Lease shall be paid in advance on or <br />before the 25th day of the month preceding the calendar month <br />for which the rentals are being paid. Dorchester acknowledges <br />the receipt and sufficiency of the first monthly rental payment <br />of $100 for the period of /.Jy~pfT /IT, 1982 through <br />~ f Jr , 1982. <br />5. Condition of Leased Premises. Salt Creek shall <br />U <br />gravel and tack the surface of the Leased Premises to prevent <br />and abate dust disturbance and associated air quality <br />problems. While this Lease is in effect, Salt Creek also shall <br />keep the Leased Premises in a neat and clean condition, free of <br />debris and waste. <br />6. Insurance. Salt Creek shall secure all insurance <br />policies in accordance with the applicable federal, state, <br />county and municipal laws, ordinances and regulations <br />pertaining thereto, including but not limited to the following <br />minimum insurance: <br />A. Workmen Compensation and Employer's Liability <br />• <br />Insurance as legally required by the State of Colorado; <br />B. Comprehensive, bodily injury and property <br />damage liability: minimum limits of $500,000 for each injury <br />to or death of any person; $1,000,000 for each accident or <br />occurrence of bodily injury; and $1,000,000 for each accident <br />or occurrence of property damage liability; and <br />C. Automobile bodily injury and property damage <br />liability: minimum limits of $500,000 for each injury to or <br />death of any one person; $1,000,000 for each accident or <br />occurrence for bodily injury liability; and $1,000,000 for each <br /> <br />accident or occurrence for property damage liability. <br />All insurance required under this Lease shall be <br />maintained in full force and effect in a company satisfactory <br />- 3 - <br /> <br />
