<br />hidden from view in the middle and later stages of the <br />operation. The 10-year time frame for completion is <br />an estimate and could be longer or shorter, based <br />upon demand. Physical facilities that will be on site <br />would include the mining equipment, a small screen, <br />water truck, and weighing scale, presumably with a <br />scale house. By its very nature a mining operation <br />can be an intense use during the time frame of <br />operation; however, the perceived intensity can be <br />modified through screening efforts and concurrent <br />reclamation of exposed areas. The intended <br />reclaimed use of the site is for grassland grazing. <br />5. The proposed special use will not require a level of public facilities and <br />service greater than that which is presently available, or that the petitioner <br />demonstrates can be made available in a timely, efficient and adequate <br />manner. <br />No additional utilities will be required. The applicant <br />intends to utilize Aorta-potties and bottled water. Two <br />(2) to five (5) employees will be located on site. <br />Existing public roads will be used, as well as roads <br />constructed and maintained by the applicant. The <br />applicant will be responsible for installation of traffic- <br />control devices on the haul road, and the Department <br />of Public Works has agreed to install "Trucks <br />Entering" type signs on Baptist Road. The Public <br />Works Department's planned construction of the new <br />bridge over Monument Creek is unrelated to this <br />application, but may benefit the operation because <br />restrictive load limits on the bridge will be lifted. <br />6. The proposed special use will not create undue traffic congestion or traffic <br />hazards in the surrounding area, and has adequate, legal access for the <br />type of proposed use. <br />The applicant estimates that up to fifteen (15) two- <br />way trips will be made each day by trucks hauling <br />gravel. The gravel trucks would cross, but would not <br />use, a narrow eighteen (18) foot wide section of <br />Baptist Road that extends from the Dellacroce resi- <br />dence south and west to serve the subdivisions <br />located to the west. The applicant intends to con- <br />struct athirty (30) foot wide private haul road that <br />connects with the old gravel pit road and ties into <br />Baptist Road at the same location as the proposed <br />extension of Mitchell Avenue.
