ARTICLE IX <br />WATER RIGHTS• INSPECTTON• REMOVAL OF PROPERTY <br />9.1 Water Rights. In connection with its operations <br />hereunder, Lessee may develop water rights and supplies, <br />whether from surface or underground sources, provided it <br />complies with applicable law. It is further agreed that if <br />Lessee should develop water from sources upon or under the <br />Leased Premise, the right to such water shall, upon <br />termination of this lease, become the property of Lessor <br />without cost to Lessor, and should Lessee dig or drill a <br />water well on the Leased Premises, Lessor shall have the <br />option of purchasing the same from Lessee when no longer <br />needed by Lessee in its operations hereunder, the purchase <br />price for said well to be the reasonable salvage value of the <br />casing therein. If Lessor exercises such option, Lessee <br />shall execute and deliver to Lessor a record conveyance of <br />. such water right. <br />9.2 Inspection. Lessor or Lessor's duly authorized <br />representatives shall have the right at reasonable times, <br />under reasonable circumstances and at Lessor's own risk and <br />expense to enter into and upon the Leased Premises and <br />working thereon for the purpose of examining and inspecting <br />the same and ascertaining whether the terms and conditions of <br />this Lease are being carried out and performed by Lessee. <br />Further, Lessor and Lessor's duly authorized representative <br />shall at reasonable times and under reasonable circumstances <br />have access to production records, record of sales and <br />settlement, payments and other records pertinent and <br />necessary for substantiating the compliance of Lessee with <br />the provisions of this Lease. <br />9.3 Removal of Property at Termination. Within 180 <br />days after the termination of this Lease, Lessee shall remove <br />all equipment, machinery, tools, supplies, pipe, buildings <br />• and other facilities and installations placed on the Leased <br />Premises by Lessee. Any such property not so removed within <br />said 180-day period shall become the property of Lessor or, <br />9 <br />
