The climate <br /> conditions of the Subject Property, along the eastern slope of the Rocky Mountains, <br /> is highly variable, generally characterized as semi-arid with a strong seasonal <br /> variation in temperature, abundant sunshine and relatively low precipitation. The <br /> average maximum daily temperature (Fahrenheit) is approximately 80 degrees during <br /> May through September and approximately 86 degrees in July and August. Winters <br /> are generally cold but are characterized by substantial temperature swings. January <br /> is the coldest month with an average daily maximum of 42.8 degrees and an average <br /> daily minimum of 13.5 degrees. However, high temperatures in the 50's are not <br /> uncommon even in the winter months. Average annual precipitation is 15.8 inches, <br /> with the greatest amount occurring in May. Average annual snowfall is approximately <br /> 45 inches, but as a result of wind redistribution and topographic patterns, the snow <br /> depth can vary in the vicinity of the Subject Property. <br /> Several different sandstone formations are exposed in the area of the Subject <br /> Property and along the ridge of the western side of Meadow Hollow.
