shall quietly and peaceably surrender the Property to Lessor, subject to the provisions <br /> hereof. <br /> 11. Procedure Upon Termination. In the event of termination of this Lease by <br /> expiration of the term hereof, or for any reason whatsoever, the Lessee agrees to <br /> surrender the Property in a clean and orderly manner. The Lessee, however, shall have <br /> the right to remove machinery, plants, and all equipment placed by it within or on the <br /> Property. The Lessee shall have the right to effect the removal of such machinery and <br /> equipment prior to the expiration of this Lease or within one year thereafter. <br /> 12. Title. Lessor warrants that it has title to the Land or the right to lease the <br /> Land for the purposes stated herein and that there are no liens or encumbranr_ . <br /> against the Land. <br /> 13. Force Maieure. Whenever the time for performance of any act hereunder <br /> is limited and the performance thereof is hindered, prevented or delayed by any factor <br /> or circumstance beyond the reasonable control of the party obliged to perform, then the <br /> time for the performance of any such act or obligation shall be extended for a period <br /> equal to the extent of such delay. <br /> 14. Notices.
