PMY
3.6.2 Teller County Health Department
Mr. Dousett, Teller County Health Department, stated that any property must have a physical address to
obtain a permit for a septic system. Since the property does not have a physical address, his department
does not have any records related to the Site.
3.6.3 Owner Representative Interview
Mr. Jeff Gaul, CC&V Mining, was interviewed regarding the Site. Mr. Gaul has been connected with the Site
for 24 years. He confirmed the Site has not been developed and has never had any mining activities on it;
there are no structures, and no electrical transformers. He was not aware of any spills, leaks, or
environmental incidents that have occurred at the Site. Mr. Gaul stated there are currently no and
historically were no underground or above -ground storage tanks at the Site. He indicated he has not stored
petroleum products, chemicals, cleaners, solvents, or paints at the Site and there is no waste generated at the
Site. The prior owner was the United States Government. He stated that some sort of rudimentary
environmental report was completed for the mining district permit, of which the Site is part of; however, this
report is six volumes in size and not easily reviewed. He is not aware of any liens, violations, administrative
actions, or lawsuits relating to environmental issues at the Site.
3.7 User -Supplied Information
The user of this report, Black Hills Corporation, supplied information to Pinyon regarding the Site and the
planned transaction (Appendix E). The user stated that they are completing this Phase I for due diligence
prior to securing an easement for the property. They reported having specialized knowledge or experience
related to the Site in that gold mining has been occurring in the area for over 100 years. They reported no
spills or releases, environmental liens or activity and use limitations, or other actions at the Site. They will
not be purchasing the property, so provided no opinion regarding whether the purchase price is below fair
market value.
Phase I Environmental Site Assessment Page I I
Squaw Gulch
Teller County Road 88, Cripple Creek, Colorado
