4. Adjacent and Nearby Properties
4.1 General Off -Site Description
Zoning: The Site vicinity is zoned agricultural in all directions.
Adjacent Site Use:
North Undeveloped
South Undeveloped
East Active Gold Mine
West Undeveloped
General Regional Property Use:
The properties in the Site vicinity are comprised of undeveloped land and part of a mining district.
There is a mining structure on the property adjacent to the north of the Site. During his interview, Mr. Jeff
Gaul clarified that this structure was moved to this location within the last year as part of the historical
preservation program for CC&V Mining. No mining has been conducted at this northern adjacent property
in association with this structure. Additionally, Mr. Gaul clarified that block retention structures observed on
the southern adjacent property were part of former mining activities from the Little Bess and Maid of
Orleans mines. Lastly, Mr. Gaul indicated that two groundwater wells observed on the southern adjacent
property were active wells installed in 2013 to monitor groundwater quality. Mr. Gaul provided one set of
data from the groundwater monitoring wells, which were sampled for general chemistry, inorganic cations
and anions, and metals. Data indicate the depth to water in the shallow groundwater monitoring well is
approximately 52 feet bgs and depth to water in the deep groundwater monitoring well was over 400 feet
bgs. Sample results from the shallow well indicate the concentration of sulfate in the groundwater was 966
milligrams per liter (mg/1), which exceeds the secondary drinking water standard of 250 mg/I. Sulfate is a
contaminant associated with mining activities, although the source of the sulfate could be natural. No other
parameters exceeded the applicable standards. No sample data was included from the deep groundwater
monitoring well, the information provided stated there was insufficient flow in the well.
4.2 Sensitive Environmental Off -Site Uses (Current and Historical)
No facilities were identified in the agency database search (Appendix A) (GeoSearch, 2015b). During the off -
Site reconnaissance and review of the GeoSearch database, regulatory agency files, groundwater flow
direction, distance from the Site, and historical information, or a combination thereof, one establishment
with the potential to impact the Site was identified.
Table 4-1 Sensitive Environmental Off -Site Uses
From To Address/Distance Use
Unknown Present Eastern Adjacent Property Gold Mine
1,900 feet East of the Site
Phase I Environmental Site Assessment Page 12
Squaw Gulch
Teller County Road 88, Cripple Creek, Colorado
