<br />~ <br />~,~ <br /> <br />Land Values. trrigated lands on the project have sale <br /> <br />values ranging from $10 to $15 for unimproved meadow lands producing <br /> <br />some wild hay up to $40 to $75 per acre for improved tillable land, <br /> <br />> <br /> <br />the variation in the latter reflecting degrees of adequacy in irri- <br /> <br />gation water supplies and type of improvements. The appraised value <br /> <br />of 5,895 acres of mortgaged farm land, on 26 farms, from the most <br /> <br />reliable sources available amounts to an average of $24 per acre. <br /> <br />All classes of land are represented but the classification is not <br /> <br />known. <br /> <br />Sales values have very little significance because prac- <br /> <br />tically all sales for a number of years have been mortgage fore- <br /> <br />closures. Many of the sales made have not been completed on account <br /> <br />of crop failures resulting from inadequate water supplies. Irrigated land assessed valuations <br /> <br />range from $18 to $52.50 per acre with an average of $37.50 per <br /> <br />acre, a figure somewhat higher than the county average. The most <br /> <br />common rate is ~45 per acre. The county average for dry farm land <br /> <br />is about $11 per acre and for grazing land, about ~.OO per acre. <br /> <br />Improvements.
