~
~,~

Land Values. trrigated lands on the project have sale

values ranging from $10 to $15 for unimproved meadow lands producing

some wild hay up to $40 to $75 per acre for improved tillable land,

>

the variation in the latter reflecting degrees of adequacy in irri-

gation water supplies and type of improvements. The appraised value

of 5,895 acres of mortgaged farm land, on 26 farms, from the most

reliable sources available amounts to an average of $24 per acre.

All classes of land are represented but the classification is not

known.

Sales values have very little significance because prac-

tically all sales for a number of years have been mortgage fore-

closures. Many of the sales made have not been completed on account

of crop failures resulting from inadequate water supplies. Data on

I

.

three sales made in 1938 follow:

80 aCres irrigated ~4,OOO ~50 per acre No improvements
160 " ,I 4,500 28 " " No improvements
121 " 30 " )
10 dry farm ) 2,600 21.50 per a ere (Barn and
81 timber ) fences - no
house)

The average assessed value of all land in the project,

amounts to $10.80 per acre. Irrigated land assessed valuations

range from $18 to $52.50 per acre with an average of $37.50 per

acre, a figure somewhat higher than the county average. The most

common rate is ~45 per acre. The county average for dry farm land

is about $11 per acre and for grazing land, about ~.OO per acre.

Improvements. Farm improvements on the project are rela-

tively poor although somewhat better at the upper end of the project

;~::(ti

23
