Residential developnent will be subject to the rcquirements <br />listed below: <br /> <br />a. The ninimum size for residential lots will he two acres <br />with a minimur, frontage of 300 feet. Additional rights will <br />be purchased to the extent each landOlmer is willin(l. Only <br />one residential dwelling and associated buildings would he <br />allowed pcr lot or tract. <br /> <br />b. The UlnU>lW!l distance fron the river for new buildin8s <br />will depend on the potential for water pollution and screenin~ <br />from the river given by topography and ve~,etation. These <br />minimums will probably be 150 to 200 feet from the river. <br /> <br />c. New or additional structures will not exceed a heieht of <br />30 feet. <br /> <br />d. The roofs of new buildings \~ill have to be an earth-tone <br />color. <br /> <br />e. Professional and COml',ercial activities will be litlited <br />to those which could be conducted fror.! within a residential <br />dwelling \.lithout exterior alteration of the dwellin.g. <br /> <br />f. rlobile hOl~es wi 11 be perni tted for penlanent residences <br />provided their presence would be harnonious with the rural <br />environment. <br /> <br />g. Access roads to new subdivisions will be designed and <br />located so they \~ill not substantially detract fror,] a quality <br />recreation experience along the river. <br /> <br />h.
