Commercial developments within the River lIanaeement Zone <br />will be evaluated with those landowners havinn plans for such <br />future development at the time scenic easements were ne~otiated. <br />Commercial easeJ:1ents will inClude special provisions as follOl"ls: <br /> <br />a. Connercial developments on private landownerships will <br />be limited to neli enterprises offering necessary services <br />or coods to visitors, throur,h travelers, ane local residents. <br />Exmnples would be automobile service stations, stores, cafes, <br />lodge or motel accommodations, trailer parks, cwnpgrounds. <br />and winter sports facilities. <br /> <br />b. All other private land liithin the River ~lanagement Zone <br />of Recreational Rivers will be limited to corn1ercial enter- <br />prises associated with a cornnercial campground. For example, <br />individual camping units could be provided with a central <br />building containine such facilities as showers, store, and <br />laundry. <br /> <br />c. Neli or additional structures will have to be in accordance <br />liith architectural and site plans approved by the Forest <br />Service. <br /> <br />d. Exterior flashing lights and neon signs will not be permitted. <br /> <br />e. Advertising signs and billboards will be li~ited to one <br />on-premise sign per property and to designated sign plazas. <br /> <br />5. The adninistering agency liill inspect for violations of the <br />terms of a scenic easement, but only after advance notice had been <br />given to the landowner. <br /> <br />Compensation for Scenic Easements <br /> <br />Question: <br /> <br />1I0w much would I be paid for having an easement iopcscd upon my property? <br /> <br />Answer: <br /> <br />l'le cannot advise you exactly until an easement has been put <br />together for your particular property. lIopefully, through <br />negotiation, the easement provisions liould be satisfactory <br />to both you and the United States. <br /> <br />Easements Day vary fron property to property. No two proper- <br />ties are exactly alike; no two properties have the same <br />influence on the river and its imr.lediate environment, and no <br />tliO landowners have similar desires with respect to develop- <br />ment of their land.
