<br />John Van Sciver <br />Page 2 <br /> <br />The parcel was purchased June 30, 1995 from Georgiou for $ 60,000.00. The Warranty Deed is <br />recorded as Reception No. 360594, Moffilt County Records. <br /> <br />I did not make a physical inspection of the property at this time, however I have been on the <br />property in previous years and am very familiar with the area. <br /> <br />Brief description of the parcel; See attached plat map: <br />The parcel encompasses the Wlf2 E1I2 of Section 17 and contains 157.66 acres more or <br />less according to the Government Land Office Plat. Terrain is rolling to moderately steep at an <br />elevation of 7,500 to 7,800 feet. Vegetation consists of native grasses with sagebrush, gambrel <br />oak and serviceberry cover. It borders a bloc of BLM land on the west side of the south half <br />which contains about 240 acres and lies just 1/4 mile west of a larger bloc of BLM land which <br />contains about 1,240 acres. <br /> <br />It is assumed the parcel described above would be provided with a legal access from County Road <br />38. At the present time County Road 38 is maintained during the winter to the point where an <br />. access road would begin. There are no utilities, telephone or electric, to the subject parcel. The <br />closest location of existing utilities would be about 2.5 miles away, near Highway 13-789. The <br />Routt National Forest boundary is about 2.25 miles east of the property, the Martin Cull <br />Reservoir is about 3/4 mile east of the Northeast corner of the property, County Road 38 is just <br />under 1/2 mile North of the North boundary of the property and State Highway 13-789 is just <br />over 2 miles to the west. With the reservoir, the BLM lands adjacent to or nearby and the <br />proximity to National Forest, the parcel would be very desirable for recreational activities. <br /> <br />The immediate area surrounding these parcels is owned by John Peroulis and Sons and is utilized <br />for summer grazing in their extensive livestock operation. About 2 to 3 miles northeast is the <br />Wildemess Ranch mountain subdivision which has a large number of recreational and summer <br />homesites, mostly on 5 acres but a few on up to 40 acres. This subdivision is at a higher elevation <br />with more desirable tree cover, has improved roads but nil utilities and no winter road access. To <br />the north of Wilderness Ranch is the Bakers Peak niountain subdivision which consists of <br />numerous recreational and sunnner homesites, mostly on 35 acres. This subdivision has some <br />Aspen and Spruce timber cover in addition to Oak and Serviceberry, has only primitive roads, no <br />utilities and no winter road access. Both of the mountain subdivisions have numerous .cabins and <br />summer homes as well as many vacant land parcels. <br /> <br />It is my opinion that the parcel as part of the Peroulis operation would have a highest and best use <br />for agriculture, specifically sunnner grazing for livestock. If separated from the balance of the <br />Peroulis property, and given the fact that there are mountain subdivisions and homesites nearby, it <br />is my opinion that the highest and best use would be for rural recreational or summer homesite or <br />four individual recreational sites. <br /> <br />Professional Agri Service <br /> <br />pro <br />AI1 <br />
