The Martin Cull Reservoir has historically stored water for irrigation <br />from the winter and early spring snowmelt for use during late spring and summer on land to the <br />southwest near Highway 13-789. Apparently the reservoir can no longer safely store water and <br />has been condemned. Extensive repairs and possibly a slight increase in size have been proposed <br />by the Owners to restore the reservoir for its intended use. This preliminary opinion of value is in <br />addition to a prior opinion given March 12, 2002, on some adjoining land and is requested so that <br />you may determine ifvalues that would be probable in a complete appraisal would be sufficient to <br />secure a loan should youch()ose to extend credit for the purpose of makin,.g the .necessary repairs <br />to the Martin Cull Reservoir. The parcel that 'is the subjeCt' of this .pre1iminary estimate is <br />described below. <br /> <br />Township 10 North. Range 90 West of the 6th P.M <br /> <br />Section 17: Lot 2 (39.45 Ac.), Lot 7 (39.42 Ac.), Lot 10 (39.40 Ac.), Lot 15 (39.39 Ac.) <br />These four lots would make up the NWl/4 NE1/4, SWll4 NE1I4, <br />NWl/4 SE1I4, and the SW1I4 SEl/4 of Section 17. <br />The description above reflects the "Lot" descriptions and acreage as shown on the <br />Government land Office Plats and also the corresponding "quarter, quarter" descriptions <br />for identification purposes. <br /> <br />The four lots form a line of "40's" extending from north to south, being the Wl/2 El/2 <br />of Section 17 and contains 157.66 acres, more or less. <br /> <br />This parcel lies adjacent to and just south of Parcel 5 in the March 12 preliminary estimate. <br /> <br />Appraisal <br /> <br />Brokerage <br /> <br />Consulting <br />
