This research <br />included sales of vacant parcels similar in size to the subject, 40 acre lots in Wilderness Ranch <br />and Bakers Peak mountain subdivisions, as well as single lot sales closer to the town of Craig. <br /> <br />Based on this research, my experience and knowledge of the area, it is my preliminary opinion <br />that the following range of values is indicated, would be reasonable and applicable to the subject <br />parcel or parcels should a full appraisal be conducted. <br /> <br />As a single parcel; <br />$ 500.00 to $ 600.00 per acre or $ 78,830.00 to $ 94,596.00. <br /> <br />As fOlIT Parcels eac:h containing approximately 39.4 acres; (assuming each is given access) <br />$ 750.00 to $ 850.00 per acre or $ 29,550.00 to $ 33,490.00 per parcel for a total of <br />$ 118,200 to $133,960.00. <br /> <br />This is a preliminary estimate of a range of value that a final estimate of value would most <br />probably fall within should a full appraisal be made. This pre!in1inary estimate is not to be <br />considered an appraisal nor is it to be used as such. <br /> <br />The revelant data on sales as well as data on the subject parcel is retained in my files. Should you <br />decide to follow with a complete appraisal, I will be available and happy to do so.
