This possible ultimate area includes <br /> <br /> <br />more than seven times the present T,)wn area. <br /> <br />The ultimate Town area completely surrounds the existing TOI'in, and the <br /> <br /> <br />terrain is simi lar to the present Town which is fai rly level. The new <br /> <br /> <br />uea does i nc 1 ude the bench eas t 0 f Town wh i ch encompasses Wh i te Hill. <br /> <br />The ultimate population was estimated by the Planning and Zoning Commission <br /> <br /> <br />at 23.800, based on thirteen persons per acre and was arrived at by ex- <br /> <br /> <br />amining the present density of approximately five persons per acre and the <br /> <br /> <br />density for proposed developments in the area. The proposed development <br /> <br /> <br />densities vary from approximately six persons per acre to twenty persons <br /> <br /> <br />per acre. The lommission felt that the trend was toward more dense develop- <br /> <br /> <br />ment and that the thirteen persons per acre was a reasonable density that <br /> <br /> <br />could be anticipated. We believe this is an extremely high ultimate develop- <br /> <br /> <br />ment estimate, and therefore, represents a maximum possible design value. <br /> <br />. <br /> <br />PROPOSED DEVELOPMENT <br /> <br /> <br />Development initially contemplated adjacent to and affecting Carbondale is <br /> <br /> <br />shown (,n Drawing 2. This probable development includes four separate parcels: <br /> <br /> <br />1. The north-easterly parcel is the Colorado Meadows Subdivision and <br /> <br /> <br />Industrial Park, owned by Mid-Continent Coke and Coal, <br /> <br /> <br />2. The most northerly parcel is the privately owned Gianinetti <br /> <br /> <br />property, <br /> <br />3. The westerly parcel is the Crystal Village subdivision owned <br /> <br /> <br />by SEGO, Inc., and <br /> <br /> <br />4. T~e southerly parcel is owned by Mid-Continent Coke and Coal. <br /> <br />The Colorado Meadows Subdivision and Industrial Park has already been annexed <br /> <br /> <br />to the Town of Carbondale and is presently applying for final subdivision <br /> <br /> <br />plat approval. The development consists of an industrial complex and resi- <br /> <br /> <br />dential housing. The residential portion includes 19 acres with 66 planned <br /> <br /> <br />single family residences. The industrial complex includes approximately 15 <br /> <br /> <br />ac res. <br /> <br />. <br />
