<br />IV-3 <br /> <br />. <br /> <br />The Gianinetti property is approximately 82 acres and by estimating de- <br /> <br /> <br />velopment at 3.2 units per acre, could include 262 dwell ing units plus <br /> <br />commercial areas. <br /> <br />Crystal Village Subdivision has been annexed to the Town and is in the <br /> <br /> <br />final planning process. The ultimate development of this area will include <br /> <br /> <br />519 dwelling units and commercial space on 69 acres. <br /> <br />The Mid-Continent properly south of Town includes the new school site which <br /> <br /> <br />is now under construction and contains approximately 42 acres, excluding the <br /> <br /> <br />school. Estimating development of 10 units per acres on a P.U.D. basis, total <br /> <br /> <br />development could be 420 dwelling units. <br /> <br />The timing for the proposed developments is uncertain, but it appears that <br /> <br /> <br />both the Colorado Meadows Subdivision and Crystal Village Subdivision intend <br /> <br /> <br />to begin construction in 1976. The total number of units presently proposed <br /> <br /> <br />is 1,267. Carbondale population at the completion of this initial develop- <br /> <br /> <br />ment is estimated to be 6,300. <br /> <br />. <br /> <br />POPULATION PROJECTION <br /> <br />Carbondale's growth for the next few years is based primarily on the increase <br /> <br /> <br />in coal production from the vast coal reserves in the area. There are two <br /> <br /> <br />large coal companies that have major increases presently under way.
