<br />. <br /> <br />SECTION IV <br />EXISTING AND POTENTIAL LAND DEVELOPMENT <br /> <br />EXISTING DEVELOPMENT <br />The Town boundaries and pre ,ent development, includinq all existing <br />buildings, are shown on Dra~ing 2. The present Town area is 317 acres, <br />and the estimated population is 1884. The Carbondale water system serves <br />the enti re Town plus Rocky r\ountain School, Sutank, and a number of indi- <br />vidual homes and ranches south of Carbondale, located along the trans- <br />mission main. The estimated population presently served by the Carbondale <br />water system is 2,600. <br /> <br />I. <br /> <br />ULTIMATE DEVELOPMENT <br />An ultimate development area and population have been assumed for this report <br />since no master plan is available for the future growth of Carbondale. Al- <br />though satisfactory for present purposes, the ultimate picture of develop- <br />ment shown here must be considered approximate and will change as actual <br />development takes place. Carbondale's assumed ultimate growth area was <br />shaped by the Town Planning and Zoning Commission with the help of Mark Bean, <br />the Town Planner. The Carbondale development study area is shown on Drawings <br />and 2. <br /> <br />The general geographic boundaries are described fol lowing: The low eleva- <br /> <br /> <br />tion was established at 6,100, the lowest elevation the sewage treatment <br /> <br /> <br />plant can serve by gravity. The Crystal River is established as the west <br /> <br /> <br />boundary, since it is decidedly a geographic barrier beyond which develop- <br /> <br /> <br />ment homogeneous with the Town would be difficult. The southerly boundary <br /> <br /> <br />begins at the fish hatchery and proceeds along the Dinkle Lake Road to a <br /> <br /> <br />high elevation of 6,440. The 6,400 contour forms the easterly boundary. This <br /> <br /> <br />elevation is the maximum height that can be served with a second water pres- <br /> <br /> <br />sure zone above the present Town zone. Water service above this elevation <br /> <br /> <br />is uneconomical. The northerly boundary is defined by the geologic flood- <br /> <br /> <br />plain of the Roaring Fork River.
