.

CHAPTER II

COMPREHENSIVE PLAN

Farm improvements

Establishment of new farms in the project area would require moder-
ate clearing of brush and some rocks, land leveling, and the construction
of farm irrigation and drainage systems. Establishment of new farms would
also require construction of homes, provision of domestic water supply
systems. fences, and farm buildings.

Development period

Project irrigators would be allowed a 10-year development period
after the first delivery of project water during which they would be
required to pay project operation, maintenance, and replacement costs but
would not be expected to make payments on project construction costs.
During this period, farm improvements would be made, lands prepared for
irrigation. cropping patterns established, and other necessary adjustments
made to bring the lands into full production.

Farm size

.

The farms to be established on project lands should be large enough
for the farmer to be able to pay all farm expenses, including project
operation and maintenance costs. pay a reasonable amount toward the cost
of constructing the project, and provide the farm family with a reasonable
standard of living. In order for this level of income to be attained, it
is estimated that a farm size of at least 160 acres of class 1 irrigated
land..or the equivalent in the lower class lands, would be needed.

.

Juniper project lands in Colorado about 2 miles east of Wolf Creek.

46
