<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CHAPTER III <br /> <br />LAND <br /> <br />OWNERSHIP <br /> <br />Approximately 3,025 acres of the land within the District are owned by <br />the United States Government and are administered by the Forest Service. <br />Approximately 320 acres are owned by parties other than the Forest <br />Service: owners include the City and County of Denver (the 90-acre <br />City Land parcel), the Arlberg Club (the 160-acre Mary Jane Placer <br />parcel), and the Denver Water Board, the Moffat Tunnel Commission, and <br />various private owners who, in total, control about 70 acres. <br /> <br />LOWER 01 STRI CT <br /> <br />All property which will be served by the proposed Lower System, except <br />the Winter Park Ski Area, and except the City Land and Arlberg Club <br />property, are referred to in this report as the "Lower District". <br /> <br />Existing Development <br /> <br />Existing development within the service area of the proposed Lower <br />System includes the High Country Inn, a 58-room motel with restaurant <br />and bar; lodging facilities for approximately 90 people; two or three <br />restaurant/bars; post office: approximately 14 apartment/condominium <br />units; approximately 27 single-family homes, and Denver Water Board <br />maintenance facilities. Several of the private developments have been <br />constructed on Forest Service land with a use permit. Major additional <br />development on Forest Service land is not anticipated. <br /> <br />Anticipated Development <br /> <br />Future development plans in the Lower District, with the exception of <br />a proposed 92-unit Sheraton Inn (accommodating as many as 552 persons) <br />with an estimated completion as early as December 1977, are relatively <br />uncertain.
