I I I I I I I I I I I I I I I I I I I CHAPTER III LAND OWNERSHIP Approximately 3,025 acres of the land within the District are owned by the United States Government and are administered by the Forest Service. Approximately 320 acres are owned by parties other than the Forest Service: owners include the City and County of Denver (the 90-acre City Land parcel), the Arlberg Club (the 160-acre Mary Jane Placer parcel), and the Denver Water Board, the Moffat Tunnel Commission, and various private owners who, in total, control about 70 acres. LOWER 01 STRI CT All property which will be served by the proposed Lower System, except the Winter Park Ski Area, and except the City Land and Arlberg Club property, are referred to in this report as the "Lower District". Existing Development Existing development within the service area of the proposed Lower System includes the High Country Inn, a 58-room motel with restaurant and bar; lodging facilities for approximately 90 people; two or three restaurant/bars; post office: approximately 14 apartment/condominium units; approximately 27 single-family homes, and Denver Water Board maintenance facilities. Several of the private developments have been constructed on Forest Service land with a use permit. Major additional development on Forest Service land is not anticipated. Anticipated Development Future development plans in the Lower District, with the exception of a proposed 92-unit Sheraton Inn (accommodating as many as 552 persons) with an estimated completion as early as December 1977, are relatively uncertain.
