Definitions

As used herein the folla..rin; words am terms shall have the following
me.anin;Js .

"Sub:iivision" shall mean the larrl descr'il::ed in Article One. Declarant
may, ~ to the following provisions of this Declaration, amend
Article One to include all or any part of the adjoinin:J larrl owned by it
at the tim: of the ilmen:lment.

"Lot" shall mean each lot reflected on the recorded plat of suJ:division.

"Single Family Residence" shall mean a sin;rle family residential
l:uilding together with not lICI'e than two (2) out l:uildings. "Out
l:uildi.n:Js" shall mean an enclosed covered l:uildin;] to be used as a barn,
garage or for other storage purp::>ses not directly attached to the main
structure which it serves.

"COlumbine Ranches Property OWner I s Association" shall mean that certain
property owner's ~o::t'V"'iation which is a non-profit corporation of which
any owner of property within the suJ:division shall ~ a member
ilmnediately am autanatically upon beccm.in:J an owner within the
suJ:division (hereinafter such association may sanetimes be refer:red to
as the "Association").

"Architectural Control COImnittee" shall mean that certain committee
established by the Association to initially review am approve
construction plans am plans for bI;lrovernent of the lots within the
suJ:di vision.

APProval of Construction Plans

No l:uildi.~ or other structure shall be constructed, erected, or
maintained on any lot, nor shall any addition thereto or change or
alteration therein be made unless it COI!plies with the Adams County,
COlorado zon:i.rJ:r ordinances in existence with respect to the property am
until the c::arplete plans am specifications (including, I::ut not limited
to, the floor, elevations, plot, g::r:adi.n;f, am lan:i.~i.n:J plans) i
provisions for off-::.w.eet parkin:l'; the specifications of principal
exterior materials, color schemes am the location, character, am
method of utilization of all utilities) have been suhnitted to the
Architectural Control COImnittee of the Association am approved in
writing, by the Association. A Certificate of Approval signed by the
president or vice-president of the Association shall be sufficient to
