Prior to annexation, two homes had been recently constructed, and since that
time, four additional homes have been built in this area. As per our standard
building permit procedure, all construction in Riverwood Estates is elevated to
at least 18 inches above the 100 year flood level.

As FEMA is aware, this possible floodway problem came to light due to the
Colorado Water Conservation Board's involvement in assisting the City and County
with flood problems this past June. As a result of this flood potential, the
City and County have initiated a $4 million flood control project. The basic
objective of the project is to rehabilitate or construct new levees which will
meet FEMA's freeboard requirements and adequately protect the city and outlying
areas from the 100 year flood. This fall we spent $75,000 on channel
straightening, sediment removal and vegetation clearance in the river. We have
approximately $750,000 presently committed for 1986, with the possibility of
additional state funding by this spring for the project. We are working with
the Corps of Engineers, and hope to have them financially committed to the
project within the next two years. It is our intention to have this project
completed by 1990, based on the availability of federal, state, and local funding,
