<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />(g) provide reasonable fire protection and suppression <br />facilities; <br /> <br />(h) provide for keeping developed areas continuously <br />free of slash; and <br /> <br />(i) take into account at least the following factors: <br />slope, aspect, dominant wind patterns, fuel condi- <br />tions and any combination of these factors in deter- <br />mining what precautions or steps have been or will <br />be taken to avoid, eliminate, or reduce the wildfire <br />hazard, and otherwise provide for maximum fire <br />prevention and safety. <br /> <br />(4) All uses, new development, new construction and substantial <br />improvements which are intended for or allow for human <br />occupation, habitation or congregation, shall be in accor- <br />dance with applicable standards contained in the Wildfire <br />Safety Guidelines and Standards for Subdivisions and Devel- <br />opments, September 1974, Colorado State Forest Service and <br />the Uniform Building Code 1973 Edition, and any subsequent <br />amendments thereto. <br /> <br />4-202 Wildfire Hazard Initial Control Areas <br /> <br />(1) The provisions of this Section 4-202 apply to each wild- <br />fire hazard initial control area shown on the map or maps <br />listed in Article 3 of this Chapter 4. <br /> <br />(2) The governing body of this jurisdiction finds and declares <br />that: <br /> <br />(a) Within each such wildfi~e hazard initial control area <br />one or more wildfire hazard exists but that the wild- <br />fire hazard's specific extent has not yet been deter- <br />mined. <br /> <br />(b) The wildfire hazard is of such significance that <br />before any proposed development may be permitted in <br />any portion of such area, public health, safety and <br />welfare require that a determination must be made as <br />to whether the site of the proposed development or <br />activity is located in a low hazard area, a medium <br />hazard area, a severe tree hazard area or a severe <br />brush hazard area. <br /> <br />I <br /> <br />(3) No person shall engage in any development in any such <br />wildfire hazard initial control area without a permit. <br />Upon receipt of an application for a permit, the adminis- <br />trator shall recommend to the governing body that it <br />cause a determination to be made as to whether the site <br />for the proposed development is located in a low hazard <br />area, a medium hazard area, a severe tree hazard area, or <br /> <br />I <br />I <br />I <br /> <br />-6- <br />
