5. Historic Values:
There are no known historic or archeological sites in the Base II area.
This has been verfied by the State Historical Society.

6. Fish and Wildlife Values:

At present the entir", area does not provide any significant wildlife

habitat due to its already developed chalCacter and intense human

activity associated with the ski area, Although the total acreage of

terrestrial wildlife habitat will be reduced by the proposed

development, the proposals for mitigation specify an upgrading and

enhancement of currently destroyed and degraded terrestrial and

aquatic habitat. (See Part II Section C) Treatment of mine drainage

will help improve existing water quality. (See Part II Section D) No

direct or indirect loss or damage to fish and w ildlif e w il.l occur through

protective erosion control and runoff measures. Habitat will be

improved through in-stream improvements and together with improved

water quality, '\viiI contribute to a better fishery. (See fol.lowing

response to U.S. Fish and Wildlife Service and Colorado Division of

Wildlife)

7. Flood Damage Preven',ion:
No development will occur withi.n the 100-.year floodway, as designated
by the Flood Insurance Administration. Staff from the Colorado Water
Conservation Board has reviewed the proposed plan and has determined
that no increase to flood hazard is anticipated as a result of
development on the proposed permit areas. (See fol.lowing response to
Key Condo Home Owner's Association)

8. Land Use:

The application is consistent with the Base II Master Plan which was
adopted August 17, 1'180, by the Regional Planning Commission for
Summit County and has been endorsed by the Board of County
Commissioners. (See Part I Section B and Appendix) In addition, the
County Commissioners have endorsed the issuance of a comprehensive
404 Permit for the entire 13ase II area and commented favorably on its
approval.

-8-
