Thomsen, PIB:nning Div. <br /> <br />ic., <br />~ <br /> <br />The areas of greatest concern along Spring Creek floodplain are the following: <br /> <br />1. Beginning at College Avenue east to Prospect Street <br /> <br />This area is ov&r 50 percent developed and is likely to become completely <br />developed except; for two public parks within 20 years. It is now developed <br />predominantly a~ single-family and multi-family residential uses with some <br />commercial and ~ndustrial uses along College Avenue and Prospect Street. <br /> <br />2. Beginning at Dr~ke Road east to College Avenue <br /> <br />This area is approximately 25 percent developed mainly with residential <br />uses. Approxim~tely 25-30 percent of the area will remain undeveloped as <br />parkland and cropland for CSU, but the remainder is expected to develop <br />.primarily as residential uses. <br /> <br />3. Be~innin~ at Sprin~ Creek Dam east to Drake Road <br /> <br />This area is only 5 -10 percent developed, primarily with loW'-density <br />residential use~. Some utilities are available for the area, so. it .is <br />expected that there will be additional residential development in this area. <br /> <br />Two other areas of dr~inage that are of concern to the Fort Collins area are the <br />Boxelder drainage and the Fossil Creek drainage. <br /> <br />The Boxelder Creek Drainage <br /> <br />Although development is not heavy in this drainage area~ the presence of a <br />water' and sanitation district and good transportation provide the potential <br />for substantial fut~re development. Some residential development has already <br />occurred in proximity to the creek near Highway 14, and it is e~pected that <br />there will be furth~r development between Highway 14 and Prospect Street. <br /> <br />The Fossil Creek Drainage <br /> <br />Development also is' not heavy in this area at the present time, with some smaller <br />residential subdivisions loeated near Fossil Creek. A large P.U.D. has been <br />recently approved along Fossil Creek, and along with plans by Hewlett-Packard <br />to build on Harmony Road, the demand for building sites in this area has <br />increased. The entire area is included in the Fort Collins-Loveland Water District <br />and the South Fort Collins Sanitation District serves about one-third the area at <br />the present time. . <br /> <br />This is a brief outline of the areas considered by our office to warrant particular <br />attention by your stu~y. A map is enclosed which indicates the areas noted.
