In response to your request for identification of areas of special concern
related to flood haz~rds for this area, we have identified areas both within
Fort Collins and the immediate area and areas outside' of Fort Collins which
could possibly become annexed to the City within the next 20 years.

following areas are of most concern:

Beginning at College Avenue east to Highway 014

This area is now predominantly industrial in character, although three
"low-income Spanish-American communities exist within this area. It is
_-likely to continue to develop industrially, the intensity depending upon
the timing and location Df a proposed expressway which is to pass through
this area.

2. Beginning at Shields Street east to College Avenue

The area between Shields Street and to the U.P.R.R. is probably less than
five percent developed, although a small portion has been platted for a
mobile home development. From the railroad tracks east, probably over
50 percent has been developed, particularly for commercial uses.

3. Beginning at Highway #14 southeast to Prospect Street

North of the river, the area is probably 25 percent developed~ particularly
for commercial uses. The area south of the River is nearly all undeveloped,
although it has the potential within' the next 20 years of being developed
for industrial uses.

4. Beginning at Prospect south one mile (to approximate location of Drake Road)

This area is now used predominantly for rural uses with the exception of
S.T.P. #2 of Fort Collins. Due to the trends of the City to grow in a
southeasterly direction, this area could be developed for residential and
industrial uses. Preliminary plans have been approved for an industrial
park in this area.
