Within,the <br />following areas are of most concern: <br /> <br />Beginning at College Avenue east to Highway 014 <br /> <br />This area is now predominantly industrial in character, although three <br />"low-income Spanish-American communities exist within this area. It is <br />_-likely to continue to develop industrially, the intensity depending upon <br />the timing and location Df a proposed expressway which is to pass through <br />this area. <br /> <br />to Fort Collins are <br />Poudre River floodplain, <br /> <br />The <br />tbe <br />the <br /> <br />2. Beginning at Shields Street east to College Avenue <br /> <br />The area between Shields Street and to the U.P.R.R. is probably less than <br />five percent developed, although a small portion has been platted for a <br />mobile home development. From the railroad tracks east, probably over <br />50 percent has been developed, particularly for commercial uses. <br /> <br />3. Beginning at Highway #14 southeast to Prospect Street <br /> <br />North of the river, the area is probably 25 percent developed~ particularly <br />for commercial uses. The area south of the River is nearly all undeveloped, <br />although it has the potential within' the next 20 years of being developed <br />for industrial uses. <br /> <br />4. Beginning at Prospect south one mile (to approximate location of Drake Road) <br /> <br />This area is now used predominantly for rural uses with the exception of <br />S.T.P. #2 of Fort Collins. Due to the trends of the City to grow in a <br />southeasterly direction, this area could be developed for residential and <br />industrial uses. Preliminary plans have been approved for an industrial <br />park in this area. <br /> <br />100% Recycled Bond <br />
