THIS DATA WILL <br />CONSIST OF SURVEY PLATS, SUBDIVISION PLATS, TAX PLATS, FLOOD PLAN <br />MAPS, ZONING MAPS, UTILITY MAPS, CITY, COUNTY, STATE PLATS, DEEDS <br />AND ANY OTHER EXISTING OWNERSHIP INFORMATION THAT MAY BE <br />AVAILABLE. APPRAISAL DATA OBTAINED AT THIS TIME IS TO SUPPORT ALL <br />THREE (3) APPRAISAL APPROACHES, TO BE USED TO DEVELOP THE LAND <br />COST ESTIMATE TO BE USED DURING THE PLAN FORMULATION PHASE AS <br />WILL AS THE GROSS APPRAISAL IN THE PROJECT DESIGN PHASE OF THIS <br />PROJECT. THE REAL ESTATE APPRAISER AND REAL ESTATE PLANNER WILL <br />REQUIRE A SITE VISIT DURING THIS PHASE. ALSO FROM THE REAL ESTATE <br />DATA A REAL ESTATE BASE MAP WILL BE CREATED AND UTILIZED THROUGH <br />OUT THE ENTIRE STUDY PROCESS. <br /> <br /> <br />PLAN FORMULATION: <br />THIS PHASE INVOLVES MAPPING EACH ALTERNATIVE BEING EVALUATED <br />ON THE REAL ESTATE BASE MAP. AFTER ANALYZING THE REAL ESTATE MAPS, <br />OTHER REAL ESTATE DATA. PROJECT, CONSTRUCTION, AND OPERATION <br />REQUIREMENTS THE FOLLOWING RESULTS AND DETERMINATIONS WILL BE <br />PUT INTO A NARRATIVE REPORT BY THE REAL ESTATE PLANNER. <br />27 <br />
