<br />A. The property already supports existing development and <br />services. The 148 unit Aspen Village Park has convenience <br />shopping in the Roaring Fork Grocery; is serviced by <br />the Pitkin County bus system; has a self-contained <br />water and sewer system; and offers existing recreat- <br />ional facilities. <br /> <br />B. <br /> <br />The various employee surveys conducted over the past <br />years indicate that some employees would prefer to live <br />in a downvalley location if ownership housing could be <br />provided at a lower cost. The property's downvalley <br />location can justify a lower land price relative to the <br />Aspen Metro zone. The surveys also indicate that some <br />employees prefer the down valley location to miss the <br />crowded tourist conditions of Aspen and Snowmass. <br /> <br />. <br /> <br />C. The property has ample buildable land with limited <br />visibility from Highway 82, but with convenient <br />access to the highway. <br /> <br />D. The property is located adjacent to the Aspen-Gerbazdale <br />fire sub-station resulting in excelling downvalley fire <br />protection. <br /> <br />Because of the suitability of the property to accommodate <br />employee and permanent resident housing, the applicant <br />proposes to continue to examine the feasibility of <br />additional deed restricted or PMH zoned housing in <br />conjunction with the requested townhouse cluster. <br /> <br />3 <br />
