<br />APPLICATION SUHMARY <br /> <br />This application is a PUD General Submission request for 25 <br />deed restricted townhouse sites and 20 free market single <br />family sites on the 450 acres of the Aspen Village property <br />zoned AF-I. Excluded from the application is the 559 acres <br />of the property zoned RS-30 and the 27 acres of the property <br />containing the existing Aspen Village Trailer Park which is <br />zoned Special Residential. Within the trailer park, the <br />applicant does request approval to relocate 9 units off the <br />Highway 82 edge to another location internal to the park to <br />improve the visual quality of the highway corridor. <br /> <br />A PUD plan is requested to allow the clustering of the 25 <br />townhouse sites adjacent to the existing trailer park to <br />be within convenient walking distance to the trailer park <br />recreational facilities, the Roaring Fork Grocery, and the <br />county bus stop; to provide lower cost utility hook-ups, and <br />to minimize the loss of irrigated pasture land. The town- <br />house cluster will be approximately a3 to 4 acre parcel <br />based on the detail site design of the cluster. <br /> <br />The applicant proposes to develop the townhouse sites in a <br />single phase. The applicant may not build any units, but <br />develop the sites for purchase by others for sale or ownership. <br />All the townhouse sites shall comply with the low income <br />category of the housing price guidelines. All site purchases <br />will carry approved price restrictions and architectural <br />covenants to all subsequent developers or owners. <br /> <br />The specific unit mix of the townhouses (one, two, or three <br />bedrooms) will be developed jointly by the applicant and the <br />Connty Housing Authority. The ownership to rental mix will <br />be determined by demand and subject to coordination with <br />the County Housing Authority. <br /> <br />The townhouse cluster will be connected to the existing central <br />water and sewer system of the Aspen Village Trailer Park. <br /> <br />The 20 single family free market sites will be developed on <br />2 to 5 acre lots with identified building envelopes and <br />driveway access. Fourteen (14) of the sites will be connected <br />to the water and sewer systems of the trailer park. The <br />remaining 6 units will be serviced by individual well and <br />septic systems. <br /> <br />In requesting the 25 deed restricted townhouses, the applicant <br />feels the Aspen Village property is extremely appropriate in <br />its suitability to accommodate employee and permenant resident <br />housing because of the following: <br /> <br />2 <br />
