Thus, when projecting future flood danages it is
appropriate to assLlTle no increase in "hazardous" floodplain occupancy within
the lOa-year floodplain.

IV-2

TABLE IV-I
PHASE A
AVERAGE ANNUAL FLOOD DAMAGES

REACH DAMAGES

TOTAL

$ 71, 200
$252,500
$147,100
$102,000
$ 5,600
$578,400

I
I1A
lIB
IlIA
I lIB

The actual market value of structures was developed from the City of Wheat
Ridge Department of Community Developllent, Building Inspection Division's
Building Valuation and Fee Schedule and appl ied to all reaches of lower Clear
Creek. The val ue of contents of dwell ings was assLlTled to be between 30 and
40 percent of the to tel val ue of the structure depend ing upon the type of
dwell ing. Content val ue for structures other than dwell ings was based upon
the type and size of the structure. Many establishments in the lower Clear
Creek floodplain were contacted to determine their content value.

These values formed the basis for estimating flood danage costs for the
la-year and 100-year flood events. Included in the estimate of flood danage
costs for each reach are costs for: bridge and road repairs, crop danage,
reseeding of improved lands, and property cleanup.
