<br />Issue 8.5: Proposed Developments <br />Background: Raw land with no previous development approval is the easiest to <br />address in mitigating pOlential wildfire hazards. <br /> <br />Regulations exist, but may not specifically address interface issues. Wildfire hazard maps <br />are ouLdaled and cannOl idenlify current conditions lO help assess the degree of hazard <br />(see Issue C,8). <br /> <br />Action Element: <br /> <br />I. Develop and adopt ordinances with minimum Slandards for land use and <br />building construction in the wildlands. <br /> <br />2. Review existing county and cily comprehensive plans. zoning resolutions, <br />subdivision regulations and building codes, Update them as necessary to better <br />deal with wildland/urban interface issues. Consider the creation of a Wildfire <br />Hazard Overlay Zoning District. <br /> <br />Agencies: Counly and city planning departments 'f' technical assistance from <br />Colorado State Foresl Service, local fire departments. <br /> <br />Estimated Costs: Staff time. <br /> <br />Funding Sources: Ongoing land use regulations review and update funds. <br /> <br />Schedule: 1995 -1999. <br /> <br />, <br /> <br />Issue 8.6: Existing Vacant Lots <br />Background: This is the second mosl difficult calegory of land for hazard mitigation. <br />These properties are currently vacanl, but are existing legal building sites entitled to <br />building permits. For platted lands, infrastructures such as roads and water supplies <br />cannot be required to be improved significantly, However, building on these lots will be <br />subject to current zoning and building code requirements. Certain mitigation measures <br />can be required at the time of construction. Wildfire hazard mitigation measures should <br />be required for all interface areas as some counties are now doing. <br /> <br />Action Element: Modify local zoning am building code requirements as necessary to <br />address wildfire hazard mitigation. Included should at least be: setbacks from property <br />lines, access, building materials, vegetation modification, defensible space and water <br />supplies. <br /> <br />Agencies: City or county land use planning and buildings departments '/* local fire <br />departmenl, Colorado Stale Forest Service. <br /> <br />Estimated Costs: Staff time. <br /> <br />Funding Sources: Ongoing land use regulations review and updale funds. <br /> <br />Schedule: 1995 - 1999. <br /> <br />24 <br />
