Show proposed improvements recommended in the Phase A report except through <br />Coors properties. <br />2. Selected plan for Coors properties will be provided by Coors while Phase B <br />report is being prepared. If no direction is given by Coors, show proposed <br />improvements recommended in Phase A report. <br />3. Provide for protection of two Denver Hater Department conduits near <br />Eldridge Street. <br /> <br />GENERAL <br /> <br />The Phase B report and preliminary design shall be based on the selected <br />plan that includes the following: <br />1. Recc~mendation in the plan to enforce the IDO-year floodplain regulation. <br />2. A discussion that clearly points out the need for regulating a residual <br />IOO-year floodplain that may remain after the plan is implemented. Also <br />point out that the existing IOO-year floodplain has to be regulated until <br />it is modified by physical changes to the existing Clear Creek channel and <br />its structures. Planning for, or anticipating such changes does not <br />justify regulating anythin9 other than the floodplain defined using <br /> <br />existing channel conditions. <br />3. Encouragement of the purchase of flood insurance. <br />4. A provision for an adequate maintenance access to all reaches. Any <br />maintenance trail should have a minimum flat surface width of 10 feet. <br />5. A provision for adequate erosion control for all channel improvements and <br />structures. <br />6. Recommend that new development in the watershed provide on-site erosion <br />control during construction to limit the amount of silt and earth washed <br />into the creek during frequently occurring runoff events. <br />7. Recommend restricting the use of floodplain against land fill operations. <br />8. A recommendation to develop a flood warning system. <br />
