<br />54. JUNKYARD: A yard open to the air, used for the sale, <br />storage, or display of broken, used or discarded pieces <br />of metal, paper, glass, rope, rags, wood or other per- <br />sonal property, whether of value or valueless, and which <br />mayor may not be partly or wholly assembled into motor <br />vehicles, machinery or other useful objects of any kind. <br /> <br />55, KITCHEN: A room used for cooking or the preparation of <br />food, <br /> <br />56. LANDFILL: A site providing for the collection and disposal <br />of solid waste, <br /> <br />57. LANDOWNER: Shall mean the legal or beneficial owner or <br />owners of all the land proposed to be included in a Planned <br />Residential Development, The holder of an option or con- <br />tract to purchase, a lessee having the remaining term of <br />not less than 40 years, or other person having an enforce- <br />able proprietary interest in such land, shall be deemed to <br />be the Landowner for the purpose of this zoning resolution. <br /> <br />58. LOT: The unit into which land is divided on a subdivision <br />plat or deed, with the intention of offering such unit for <br />sale, lease or separate use, either as an undeveloped or <br />developed site, regardless of how it is conveyed. A lot <br />is the smallest unit into which land is divided on a sub- <br />division plat for the eventual construction thereon of no <br />more than one main building and accessory building as per- <br />mitted by the County. <br /> <br />59. LOADING SPACE: An off-street space or berth of not less than <br />14' x 35' on the same lot with a building or contiguous to <br />a group of buildings for the temporary parking of vehicles <br />while handling merchandise or materials. <br /> <br />60. LOT, ADJOINING: The lot separated from the lot under con- <br />sideration by one of the following: lot line, street, alley <br />or easement. <br /> <br />61. LOT, THROUGH: A lot having frontage on two parallel or near- <br />ly parallel streets. <br /> <br />62. LOW HAZARD ZONE: Means that area of the floodplain in which <br />the waters of an intermediate regional flood will not attain <br />a maximum depth greater than one and one-half (l~) feet. It <br />is the flood hazard zone district less the floodway zone. <br /> <br />63. MINERAL AND NATURAL RESOURCE EXTRACTION: The physical <br />withdrawal of mineral and natural resources. <br /> <br />64. MOBILE HOME: Factory manufactured, relocation living unit <br />and initially constructed to permit its being used as a con- <br />venience upon the public streets or highways, and designed <br />as a "MH" unit by the Colorado Division of Housing. <br /> <br />-10- <br />
