54. JUNKYARD: A yard open to the air, used for the sale,
storage, or display of broken, used or discarded pieces
of metal, paper, glass, rope, rags, wood or other per-
sonal property, whether of value or valueless, and which
mayor may not be partly or wholly assembled into motor
vehicles, machinery or other useful objects of any kind.

55, KITCHEN: A room used for cooking or the preparation of
food,

56. LANDFILL: A site providing for the collection and disposal
of solid waste,

57. LANDOWNER: Shall mean the legal or beneficial owner or
owners of all the land proposed to be included in a Planned
Residential Development, The holder of an option or con-
tract to purchase, a lessee having the remaining term of
not less than 40 years, or other person having an enforce-
able proprietary interest in such land, shall be deemed to
be the Landowner for the purpose of this zoning resolution.

58. LOT: The unit into which land is divided on a subdivision
plat or deed, with the intention of offering such unit for
sale, lease or separate use, either as an undeveloped or
developed site, regardless of how it is conveyed. A lot
is the smallest unit into which land is divided on a sub-
division plat for the eventual construction thereon of no
more than one main building and accessory building as per-
mitted by the County.

59. LOADING SPACE: An off-street space or berth of not less than
14' x 35' on the same lot with a building or contiguous to
a group of buildings for the temporary parking of vehicles
while handling merchandise or materials.

60. LOT, ADJOINING: The lot separated from the lot under con-
sideration by one of the following: lot line, street, alley
or easement.

61. LOT, THROUGH: A lot having frontage on two parallel or near-
ly parallel streets.

62. LOW HAZARD ZONE: Means that area of the floodplain in which
the waters of an intermediate regional flood will not attain
a maximum depth greater than one and one-half (l~) feet. It
is the flood hazard zone district less the floodway zone.

63. MINERAL AND NATURAL RESOURCE EXTRACTION: The physical
withdrawal of mineral and natural resources.

64. MOBILE HOME: Factory manufactured, relocation living unit
and initially constructed to permit its being used as a con-
venience upon the public streets or highways, and designed
as a "MH" unit by the Colorado Division of Housing.
