The land Use Commission is concerned with the development of plans and <br />controls by local government and the appropriate state agencies to deal with the <br />following aspects of our environment: <br /> <br />. ENVIRONMENTAL CONCERNS <br /> <br />. The effects of change in land use and intensity in urban, suburban, and rura I areas <br />on land availability for other uses. <br /> <br />. The availability, consumption, use, or preservation of natural resources. <br /> <br />. The type and quantity of effluents and emissions and the capability of the en- <br />vironment to dissipate or process them without contamination. <br /> <br />. The development or potential development of areas with hazardous geologic, <br />hydrologic, or other circumstances, without adequate controls. <br /> <br />. The creation of unsafe or septic conditions by alteration, overuse, or abuse of <br />resources. <br /> <br />. Land Use Patterns <br /> <br />. Demands on Natural Resources <br />. Emissions and Effluents <br /> <br />. Natural Hazards <br /> <br />. Created Hazards <br /> <br />. The capability of a government entity to maintain a balanced relationship between <br />public revenue and service costs or capital expenditures. <br /> <br />. Transportation <br /> <br />Throughout the state many areas now being developed are unsuitable for the proposed <br />use for the following reasons: <br /> <br />. lack of sufficient water on the site. <br /> <br />. Unavailability of water which might be diverted to the proposed use without ad- <br />verse effects on existing decreed rights. <br /> <br />. Soils or geologic conditions inappropriate to on-lot sewage disposal systems in <br />areas lacking central sewage collection and treatment systems or for which such <br />systems might not be feasible. <br /> <br />.
