<br />. <br /> <br />. <br /> <br />. <br /> <br />EASEMENT REPORT #1 <br /> <br />South Platte River Channel Project <br /> <br />Pitchers Restaurant, Littleton <br /> <br />Pitchers Restaurant is located immediately adjacent to the Riverfront Shopping Center on <br />the west. It is directly east of the South Platte River and south of Bowles Avenue in Littleton, <br />Colorado. Currently, the restaurant property boundary abuts the CWCB's east bank channel <br />easement (see drawing). The restaurant owner, Herb Lee, would like the CWCB's permission <br />to undertake two activities. <br /> <br />First, Mr. Lee proposes to add an open air deck to the back (west) of the restaurant. It <br />would encroach into the CWCB's east bank easement, but stay on the restaurant-side of the bike <br />path which parallels the South Platte River (see drawing). <br /> <br />Second, Mr. Lee proposes to construct a volleyball court north of the restaurant partially <br />in the CWCB's east bank easement (see drawing). Mr. Lee would develop agreements with <br />proposed "volleyball leagues" in which Pitchers Restaurant would assume liability for all actions <br />occurring while games are underway. In addition, waivers would be obtained from volleyball <br />players regarding injury. Neither encroachment would cross the existing bike path. <br />
