<br />Maximum term of easement is twenty-five (25) years. <br /> <br />The easement value is computed as follows: <br /> <br />. <br /> <br />Step 1 - Determine the market value of the property in square feet or acres. <br /> <br />Step 2 - Determine size (area) of impacted CWCB Right-Of-Way. <br /> <br />Step 3 - Select an easement class factor from the Land Use Compensation Schedule (attached <br />as a part of Exhibit B"') which considers the development potential of the site. <br /> <br />Value Formula - Value = (Market value rate/area) X (area in sq. ft. or acres) X (easement <br />class factor). <br /> <br />Value = Dollar value for one-time lump sum payment. The easement is renewable in (25) years <br />and the consideration for renewal will be the computed amount adjusted for inflation. <br /> <br />Note: Method I refer to Exhibit B. * Exhibit B, Contracts and Procurement Code Manual. <br />Office of the Attornev General. June 9. 1988. is on file at the CWCB offices. <br /> <br />Method II - Imoact Method <br /> <br />This method shall consider what percent impact value that will be realized to the CWCB lands e <br />for the proposed use area. The Base Real Estate Value ofthe CWCB right-of-way lands will be <br />multiplied by the percent impact value. The CWCB shall establish the Base Real Estate Value <br />for its lands based on current and recent transactions, discussions with adjacent land owners and <br />communication with interested agencies (Urban Drainage & Flood Control District - <br />UD&FCD, Denver Water, XCEL, Metro Cities and others who perform a similar activity. <br /> <br />Maximum term of easement is twenty-five (25) years. <br /> <br />The Value is computed as follows: <br /> <br />Step 1 - The Base Real Estate Value rate shall be ten dollars ($10.00) per square foot. <br /> <br />Step 2 - Determine the percent (%) impact value for the requested use per complete <br />application: <br /> <br />a. Drainage pipes and structural design features (% impact is 50). <br />b. Water and sewer line and related structures and systems (% impact is 50). <br />c. Recreational structures (% impact is 50 - 70). <br />d. Fences and paved surface area (% impact is 70). <br />e. Power lines (% impact is 80). <br />f.
