I don't think we should offer them more. <br /> <br />I <br /> <br />ttr. Stapleton: Well, maybe this is where we go into' a closed meeting. <br />I never kne'.II' of anybody 'chat didn't have some authority, but if i'c is <br />a take it or leave it proposition I presume it is going to be on a <br />uniform basis, is that right? <br /> <br />~tr. Sparks: That's correct. We specified the appraisal price as <br />certified to us by the appraise~s for each parcel of the land. The <br />reason we feel that there is no room for negotiation is that under the <br />law we are not permitted to assess benefits to this land because of <br />the Chatfield Dam. Nevertheless, this multi-million Chatfield Project <br />has greatly increased the value of this land. This is the land which <br />'II'as flooded in 1965 and it has limited value. Since tha.t time, the <br />local entities, the cities and the county, have adopted zoning regula- <br />tions so that the construction now of homes and warehouses and what- <br />ever, is prohibited. However, that was not done until after we had <br />this appraisal made. ,'1hen the appraisal was made it was based upon <br />the industrial use of that land. We believe that the value is <br />probably unrealistically high in view of the zoning which has now <br />t~ten place. This is the reason we feel there is no room for nego- <br />tiations. He are probably offe~ing more than the land is worth under <br />the present conditions. <br /> <br />Hr. Stapleton: I take it you a~e going to litigate that question to <br />somebody. <br /> <br />Hr. Soarks: He will li.tigate it I am sure ,,,i th two or three people <br />that I can think of offhand. They have indicated their great dis- <br />satisfaction with the offers contained in this resolution. <br /> <br />~tr. Stapleton: Are there any further questions from members of the <br />board?
