They are anticipating a population of around 40.000 people for that
area. They have some rather interesting plans for the community.
which will include not only residential areas. but recreational
facilities throughout the area and a lot of rather attractive things.
They are moving right along with it.

This other area out there they call Colorado Pines. is primarily a
recreational development and they plan to pattern it somewhat after
Sno~~ass at Aspen. This will be year-round recreation. however.
They will have skiing in the winter. In the fall they will cater to
hunting. In the summer to hiking. horseback riding. fishing. and so
O~. They have requested water from the project also.

(Slide) Of the water requests we have had to date. they include the
~rcas surrounding Montrose. Olathe. and Delta in the Uncompahgre
Valley. They need about 10.000 acre-feet of domestic water in that
nrea. The city of Montrose has requested an additional capacity of
20.000 acre-feet for municipal and domestic purposes. The Uncompahgre
Valley Industrial Development - there are quite a few things they are
working on in that area, like the new Russell Stover candy plant.
They need about 24.000 acre-feet for industrial development. The area
between Ouray and Ridgway is developing quite fast in subdivisions.
They need domestic water for the subdivisions and we feel that 1.000
acre-feet is a little low for what is taking place there right now.
The Free Enterprise Community. that I mentioned Bill Wright was dev-
eo1ping on Log Hill Mesa. has requested 3 to 4.000 acre-feet of munic-
ip~l and domestic water. And eolorado Pines has requested 2.000 acre-
feet. Our project plan as it was authorized included 15.000 acre-feet
of water for M&I purposes. It looks now that this allocation will jump
to somewhere between 40.000 to 60.000 acre-feet. This has resulted
in cutting down on agricultural uses. We have a limited water supply
but \.,e are working closely with the Bureau of Sport Fisheries and
v7ildlife <:nd the Colorado Division of Wildlife on water needed for by-
passes for fisheries in all the streams. We have reduced the irriga-
tion area. The new land area for irrigation at one time was around
15,000 <lcres.

~c have reduced that now to about 5.000 acres. We have also reduced
the ~mount of water that was for supplemental service land.

This <lppears to be quite an attractive plan we are working on now.
?hc preliminary estimates indicate the benefit-cost ratio will be
satisfactory. This reservoir would have a total capacity of around
125.000 acre-feet. The re5ervoir. as I mentioned before. would be

-11-

I

I
