<br />, <br /> <br />Method I1- Impact Method (2005 Method) <br /> <br />This method shall consider what percent impact value that will be realized to the CWCB <br />lands for the proposed use area. The Base Real Estate Value of the CWCB right-of-way . <br />lands will be multiplied by the percent impact value. The CWCB shall establish the Base <br />Real Estate Value for its lands based ou current and recent transactions, discussions with <br />adjacent land owners and communication with interested agencies (Urban Drainage & <br />Flood Control District - UD&FCD, Denver Water, XCEL, Metro Cities aud others who <br />perform a similar activity. <br /> <br />Maximum term of easement is twenty-five (25) years. <br /> <br />The Value is computed as follows: <br /> <br />Step 1- The Base Real Estate Value rate shall be ten dollars ($10.00) per square foot. <br />Step 2 - Determine the percent (%) impact value for the requested use per complete <br />application: <br /> <br />a. Drainage pipes and structural design features % value is 50. <br />~ b. Water and sewer line and related structures and systems % value is 50. <br />~ Recreational uses and structures % value range is 50 -70. <br />15i' - e'.... Fences and paved surface-area 0/. is 70. <br />~ Power lines % is 80. <br />Private use structures (patio, decks, storage facilities, access road, and etc.) % <br />is 90. <br /> <br />. <br /> <br />Value Formula - Value == (Base rate @ 10.00 sq ft.) X (Impact %) X (area in sq. ft.). <br /> <br />Value = Dollar value is for a one-time lump sum payment. The easement is renewable in <br />25 years and the consideration for renewal will be the computed amount adjusted for <br />inflation. <br /> <br />All requests and approvals by the CWCB will have a revocable clause. <br /> <br />Method III - Governmental Public Works Facilitv (Amended 2005) <br /> <br />Should it be deemed by the Board that it is in the best interest of the general public, the Board <br />may consider a special assessment for a City, Town, or County, on a case-by-case basis, for the <br />easement request it the usage will be an overall benefit to the general public, These types of <br />requests will general be for the installation of ',yater llHd sewer pipelines, willeh ',,,ill be loeated <br />lliIaer the slH'faee of the grollIla, This type of request will generally be for a special event or <br />memorial.
