6.

.

The installation of flow-restrictors on the flush-valve toilets will reduce the
average water consumption per flush by 1 gallon. This would result in an
annual water savings of approximately 400,000 gallons. Annual water and
sewer savings would be about $848. The one time materials cost of these flow
restrictors for Sloan Valve fIXtures is about $15 each, or $990.

.

The installation of 1.0 gpm faucet aerators will also result in water and sewer
savings, along with energy savings associated with water heating. An average
flowrate of 3.0 gpm was identified during the site visit. Reducing faucet flow to
1.0 gpm would result in an annual water savings of approximately 400,000 gallons.
Water and sewer savings would be about $848. Assuming 1/4 of the water used
is hot water, an additional savings of $548 in energy costs could be anticipated
each year.

Table 3 lists the approximate costs of retrofit and the time period required to recover those
costs. Some of these retrofits may have already been completed.

TABLE 3
COST/BENEFIT ANALYSIS

RETRom COST YEARLY YEARLY $ COST
WATER SAVINGS PAYBACK
SAVINGS PERIOD
Toilet flow $990 400,000 gal. $848 1.2 years
restrictors
1.0 gpm $220 400,000 gal. $1396 2 months
Faucet
Aerators
TOTAL $1210 800,000 gal. $2244 6 months

The return on investment for installing faucet aerators and flush-valve flow restrictors
appears to be very cost effective. Some facilities have already installed these water efficient
fixtures.

CONCLUSION

Although the Centennial Building is the newest facility in the State Capitol Complex, there
are cost effective ways to make the building more water efficient. This office facility is also
the largest in the State Capitol Complex, housing over 700 employees and serving as a
