~;lqV

TRINIDAD STATE NURSING HOME

WATER CONSERVATION PLAN

It is the philosophy of the Trinidad State Nursing Home to reduce the
cost of water service and to maximize water use efficiency. Agency
Management Team will make every effort to promote the water conserva-
tion plan to all staff members and residents of the home.

Within the facility, water saving devices will be installed where
possible. A problem does exist during the summer season with regard
to water pressure. Incoming pressure at the agency property line is
50 pounds during this season. Research on the effects of low pressure
on water saving devices will be done. The facility preventative main-
tenance program includes visual checks of all water carrying pipes
and fixtures, including the fire sprinkling system. Total building
square footage is 96,000. Staff and residents will be inserviced on
the importance of water conservation.

The age of the two buildings must be considered. One building was
erected in 1956 and the other in 1967. Flooring is concrete, there-
fore repairs and updates utilizing water saving appliances may require
major modifications. If funds are available all efforts will be made
to replace antiquated systems and fixtures.

Outdoors, the lawn irrigation system was installed by agency mainten-
ance staff in 1957. It is a known fact that the efficiency of this
system is very poor. Cost estimates to replace this system are between
$70,000 to $80,000. The nursing home sits on 8 acres landscaped with
grass, trees, etc. If and when a decision is made to upgrade the
lawn sprinkling system, elimination of grass landscaping will be a
major consideration.

Being a cash funded agency (self-sustaining) and having to comply with
OBRA, OSHA, ADA and Public Health requirements, priorities have been
established. Top priority and spending have been given to compliance
programs so that operational licensure can continue. When possible,
spending for the water conservation program will be granted.

11/92
