and the New County Auto Dealership and surrounding commercial development to <br /> the east. The traffic count in the area was 32,000 cars in 2014. <br /> The Escalante Crossings residential and commercial development started <br /> construction in 2002 on 44 acres in the south portion of the neighborhood. This <br /> development, at the signalized intersection of River Road encompasses Home <br /> Depot and had Master Plan approval for 240 residential units. Ninety-five multi- <br /> family units have been developed. Some developer inventory is still available. <br /> Recent residential construction has been detached single family housing. <br /> Mercury Village Development has occurred in the south portion of the <br /> neighborhood fronting on the Animas River. The 58 acre site was developed into <br /> four lots, plus a large park in 2012. The 80,000 square foot Mercury Village office <br /> opened in 2014. Three of the comparable land sales are located in this <br /> development. <br /> The neighborhood has achieved a high occupancy rate and a good overall <br /> appearance. The construction of the Walmart Superstore has extended the retail <br /> area to the south and increased traffic to the area. Recent developments show <br /> continued demand. Proposed developments include two residential apartment <br /> complexes on interior lots. <br /> Approximately 7,000 acres west of Subject is the Bodo Wildlife Area owned <br /> by Colorado Parks and Wildlife (CPW). It is transected by the Ridges Basin Road, <br /> County Road 210. The CPW land is devoted to wildlife habitat for elk and deer. <br /> This area is the site of Lake Nighthorse (formerly the Ridges Basin Reservoir) of <br /> 54 <br />
