100 Acres,Penrose,CO <br /> NEIGHBORHOOD ANALYSIS <br /> The neighborhood in which the subject is located is an area of mixed use with mostly agricultural uses <br /> (fenced acreage, some with residences), some small acreage residences, irrigated acreage, and some <br /> industrial. The industrial uses are found along the intersection of Highways 50 and 67 in the Airport <br /> Industrial Park and to the east of Florence in the vicinity of the Holcim Cement Plant and the adjacent <br /> quarries. The preponderance of use however is vacant agricultural. <br /> U.S. Highway 50 is the major east/west traffic artery through the area,while State Highways 67 & 115 <br /> are the major north/south arteries through the area. The neighborhood is located east of Canon City, <br /> northeast of Florence and south of Penrose. The ag/residential area south of Highway 50 and east of <br /> Highway 67 to the county is approximately only 10%-20%built-up. Streets (other than the highways) <br /> Convenience to shopping, employment,transportation,police/fire protection, etc. is average and typical <br /> for this area. The age of structures in the immediate vicinity range typically from 2 to 15 years, and, <br /> property values range considerably. <br /> ZONING <br /> The subject is zoned Industrial by Fremont County. This zone district is established to provide for <br /> general industrial and manufacturing activities. A copy of each of the zone district codes listing <br /> permitted, conditional and special review uses plus development requirements are included in the <br /> addendum for additional reference. <br /> DESCRIPTION OF THE IMPROVEMENTS <br /> No improvements are noted on any of the subject property except for some existing perimeter fencing <br /> around the entire property. This fencing is mostly barbed wire or similar multi-strand fencing on either <br /> metal T-posts or wood posts.
