100 Acres,Penrose,CO <br /> AREA ANALYSIS <br /> Fremont County is located in Southern Colorado in the foothills of the Rocky Mountains. The Arkansas <br /> River,which extends east-west the entire length of Fremont County, is a source of numerous recreation <br /> activities including fishing, rafting and camping. The San Isabel and Pike National Forests and the <br /> BLM lands also provide recreation activities such as hunting, fishing, camping and hiking. Skiing, <br /> boating and snowmobiling are also available within easy driving distance. <br /> Area highways include U.S. 50 running east-west through the county, State Highways 115, 67, 69 and <br /> 9, and, I-25 40 miles east. <br /> Fremont County has six incorporated municipalities: Canon City, Coal Creek, Florence, Prospect <br /> Heights, Rockvale and Williamsburg. <br /> Canon City,the county seat of Fremont County, lies at the mouth of the Royal Gorge along the <br /> Arkansas River. It is approximately 45 miles southwest of Colorado Springs and 39 miles west of <br /> Pueblo, Colorado. At an elevation of 5,343 feet above sea level, Canon City boasts of being the climate <br /> capital of Colorado with an annual mean temperature of 54.8 degrees, an average of 164 frost-free days <br /> each year and annual precipitation of 12.3 inches. <br /> Tourism is a very important part of the economy with the city owned Royal Gorge Park, containing the <br /> world's highest suspension bridge, attracting 300,000 visitors per year. Besides the Canon City owned <br /> Royal Gorge Park,which contains over 5100 acres, of which 160 acres is leased to the Royal Gorge <br /> Co.,the city also owns Temple Canyon Park which is just southwest of Canon City at 640 acres, Red <br /> Canyon Park north of the city at 500 acres(all outside the Canon City city limits) and 6 city parks <br /> located within the city. <br /> The major employer in the Canon City area is the government,which includes the State Division of <br /> Corrections,RE-1 School District, City of Canon City, Fremont County, and the Bureau of Land <br /> Management(BLM). Leading the service industry in employment is St. Thomas More Hospital. <br /> Additional state government jobs were recently added upon the opening of a new corrections facility in <br /> the complex just east of Canon City. <br /> Overall, Fremont County is experiencing growth in population and economic strength and appears to <br /> have a favorable future. <br /> 10 <br /> CO 2012 Grantham Appraisal Service <br /> All Rights Reserved <br />
