100 Acres,Penrose,CO <br /> SITE DATA <br /> The subject site is located south of the town of Penrose and south of Highway 50 in the eastern part of <br /> Fremont County, Colorado. It is situated along the north back of the Arkansas River at what be <br /> approximately between B & C Streets if they were extended south to the river. According to the survey <br /> provided the subject site will contain approximately 100.001 acres. <br /> The topography of the site is quite varied with some bluff/mesa/plateau areas of higher elevation on <br /> the north end and flat, bottom land areas along the south end. These bottom areas are a mix of irrigated <br /> acreage, some wooded area along the north bank of the river and some potential wetlands and the <br /> Arkansas River itself for a portion of the southern border of the parcel. The larger area generally slopes <br /> from north to south in the direction of the river. <br /> Utilities potentially available to be connected to the site are electricity and phone. The normal public <br /> utility easements of record are apparent, and,the appraiser did not observe any unfavorable easements, <br /> encroachments or adverse conditions on the date of the field inspection. Sewage disposal is not <br /> available through public utility and septic tanks with leach fields would be required should <br /> development occur in the near future. For residential or industrial use water would most likely be <br /> supplied by well water or cistern storage. <br /> According to the Federal Emergency Management Agency,the site does not appear to be located in a <br /> special flood hazard area (Zones A& X) and may be found on Community Panel#08043C0675. <br /> Please refer to the Flood Plain Map in the addenda.Also,the subject property is "not"known to be <br /> located within a Special/Metropolitan district. <br /> The existence of any underground tanks or, any inherent or subsequent contamination from current or <br /> past storage of hazardous items is currently unknown to the appraiser at this time. This appraisal is <br /> subject to there being no significant hazardous material contamination on the site. The contents of the <br /> existing tanks are unknown and are assumed contained and the entire premises uncontaminated. Should <br /> this not be the case,the appraiser reserves the right to adjust this appraisal if necessary.
