* Specific Development Plan details, such as marina location and
design, residential densities and housing types, commercial floor
areas, building setbacks and heights, open space treatment, and
pedestrian and roadway circulation, are to be coordinated with and
approved by applicable local and state agencies. The remainder of
MountainAir's lands, or about 660 acres, will not be open to
development until water, sewer and other utilities are extended
into those areas and/or until development plans are prepared.

The Colorado Division of Parks and Outdoor Recreation (DPOR) suggests
that approximately 200 acres on the north shore of the reservoir be
designated as a public park and recreation area and major marina,
