• lands located between County Road No. 14 and the reservoir on the north <br /> side or about 69 acres. Also included is a 21-acre, 50-foot wide buffer <br /> strip running along MountainAir's south shoreline' of the reservoir. <br /> When added to the 50-foot wide buffer strip of Colorado-Ute, the total <br /> buffer strip for public access will be 100 feet wide. The 100-foot <br /> horizontal distance is measured from one foot above the maximum high <br /> water elevation of 7210 (500-year flood elevation). With a normal high <br /> water working level of the reservoir at elevation 7202, the actual <br /> buffer strip width will vary between 150 feet to 300 feet most of the <br /> time. Within the defined 100-foot buffer strip on the southerly side of <br /> the reservoir, a trail will provide access for people desiring to use <br /> this shoreline. <br /> All lands contiguous with the north shore of the reservoir will be <br /> available for public use. <br /> In the vicinity of the proposed marina on the south shore, provisions <br /> will need to be made to allow the 100-foot wide buffer strip to depart <br /> from the shoreline in order to go around the south marina and other <br /> structures customarily appurtenant to the marina use. These provisions <br /> will be worked out between MountainAir Co. , the Upper Yampa Water <br /> Conservancy District, and the Colorado Division of Parks and <br /> Recreation. <br /> • 3 <br />
