Not only does skiing capacity <br />directly affect the amount of public lands involved, but it would <br />also determine the pace and extent of on-site and indirect <br />developnent, especially along the highway corridor. The projected <br />land use imp3cts under the various scenarios are summarized in <br />Table IV-25. <br /> <br />The level of development on-site will generate a strong demand for <br />additional commercial and residential developl1ent off-site in <br />Archuleta County especially in the U.S. High./ay 160 corridor <br />between Wolf Creek Valley and the town of pagosa Springs. Because <br />of limited land use controls in the County development in the <br />corridor will likely be f!agmented and haphazard.
